Why Tampa Chooses Tampa Roof Co

  • We settle who performs your code inspection at contract signing, because in this city that decision controls the schedule more than the covering you pick does.
  • Sheathing and sub-fascia are quoted as unit rates agreed before the tear-off, so a bad discovery on Tampa's older stock produces a number you already approved.
  • No bay gets opened that cannot be stripped, decked and dried in before the crew leaves the property, regardless of what the forecast says that morning.
  • We check the perimeter by hand rather than pricing uplift damage from a drone image, because a broken sealant strip looks identical to a healthy one from above.
  • We will quote a repair, a coating or nothing at all when that is the right answer, with the reasoning attached, so you can push back on it.
  • We do not take assignments of benefits, ask for a signature on the day of a storm, or file a claim on your behalf. You keep control of your own policy.

How It Works

1

We Walk It, Including The Attic

Every slope gets walked and the perimeter gets checked by hand, because an unsealed tab does not photograph. Then we go underneath. From the attic you see whether the sheathing is board or panel, where past water dried, and what a replacement price actually depends on. You get the photographs either way.

2

Scope, Unit Rates, Inspection Route

You receive a scope naming the covering, the fastener schedule, the ventilation change and the flashing details. Sheathing and sub-fascia are quoted as unit rates agreed in advance, because nobody can count them before the tear-off. The inspection route is settled here too, not on the day.

3

Tear Off In Bays, Dry In The Same Day

We open only what we can close before the crew leaves. Each bay is sized to a day of work, dried in with self-adhered membrane, and left watertight overnight regardless of what the forecast does. If a bay cannot be finished, it does not get started that morning.

4

Inspection, Cleanup, Closed Permit

The required inspection happens on the schedule we agreed, through the city or through a licensed private provider. We magnet-sweep the property, haul everything the same day, and send you the closed permit record with the photograph file. A permit left open is our problem, not yours.

Our Roofing Services in Tampa, FL

Roof Replacement in Tampa, FL

Roof Replacement

A Tampa reroof is bought twice. Once when you pick a covering, and once when you decide who signs off on the work and how fast they can get there.

Roof Leak Repair in Tampa, FL

Roof Leak Repair

Most Tampa leaks are three details, not a roof. A cracked pipe collar, a valley that lost its metal, and a wall flashing someone caulked instead of cutting in.

Storm Damage Restoration in Tampa, FL

Storm Damage Restoration

After a named storm the roofs are not the bottleneck. The inspectors are.

Hail Damage Roofing in Tampa, FL

Hail Damage Roofing

Here is the unpopular answer. Tampa is a poor hail market, and most of the hail damage sold in this city is not hail damage.

Wind Damage Roofing in Tampa, FL

Wind Damage Roofing

Wind does not fail a roof in the middle. It fails it at the edges, where the pressure coefficients are highest and where the fasteners are doing the most work per nail.

Roof Inspections in Tampa, FL

Roof Inspections

There are two things called a roof inspection in this city and they have nothing to do with each other. One is a code inspection.

Asphalt Shingle Roofs in Tampa, FL

Asphalt Shingle Roofs

Shingles cover most of Tampa, and on most Tampa houses the shingle is the cheap, predictable part of the job. The variable is what is under it.

Metal Roofing in Tampa, FL

Metal Roofing

Metal is a good roof in Tampa and a bad schedule. That is the whole trade-off, and it is worth understanding before you sign, because the thing that goes wrong on metal reroofs here is almost never the metal.

Tile Roofing in Tampa, FL

Tile Roofing

Tile in Tampa is mostly an underlayment job wearing a tile costume. The tile itself outlives two or three of the membranes beneath it, so a leaking tile roof usually has perfectly serviceable tile sitting on top of a membrane that died years ago.

Flat & Low-Slope Roofing in Tampa, FL

Flat & Low-Slope Roofing

Almost every old house in Tampa has a low-slope roof attached to it, even if nobody calls it that. The wrapped front porch, the rear addition that used to be a screened room, the flat over a carport.

Roof Coatings & Sealing in Tampa, FL

Roof Coatings & Sealing

Here we deliberately argue our own invoice downward. On the right substrate a coating is the correct purchase, it costs a fraction of a tear-off, and it does something no reroof can do: it never opens your deck, so nothing enters an inspection queue.

Roof Ventilation in Tampa, FL

Roof Ventilation

Ventilation is the item most often added to a Tampa roof quote and most often added wrongly. A ridge vent by itself is not ventilation.

Skylights in Tampa, FL

Skylights

Skylights are the one place where this site's whole argument becomes a concrete choice you have to make, so it is worth being precise about it. The question is not whether you want daylight.

Gutters & Downspouts in Tampa, FL

Gutters & Downspouts

Gutters are not part of the roofing permit and nobody inspects them, which is exactly why they are the item most quietly left off a Tampa reroof. There is no sign-off to fail, so a corner cut here never surfaces until the first serious afternoon storm.

Fascia & Soffit in Tampa, FL

Fascia & Soffit

Fascia and soffit are where a Tampa reroof finds its surprises, and where an honest contractor separates from a cheap one. Both are hidden behind aluminum on most houses, aluminum hides rot beautifully for years, and both matter far more than they look from the street.

Chimney Flashing in Tampa, FL

Chimney Flashing

Tampa has thousands of chimneys and almost no working fireplaces. They were built for a heating problem this city stopped having decades ago, and what is left is a masonry stack sitting in the middle of a roof plane doing nothing except providing four separate opportunities to leak.

Emergency Tarping in Tampa, FL

Emergency Tarping

We will start by trying to talk you out of this one. A tarp is a consumable.

Commercial Roofing in Tampa, FL

Commercial Roofing

On a commercial building the inspection route becomes a line on the budget. Florida requires the jurisdiction to reduce the permit fee when a private provider does the work, and to drop inspection fees beyond an actual-cost administrative charge.

Insurance Claim Help in Tampa, FL

Insurance Claim Help

We are roofers, not public adjusters and not attorneys, and Florida law keeps those roles separate for good reasons. What we do is produce the evidence, stand on the roof alongside the adjuster, and make certain the written scope matches what the building actually needs.

What Tampa Customers Say

★★★★★
They found soft sub-fascia behind the gutter line during the tear-off and charged the linear-foot rate we had already agreed. No renegotiation, no drama. The roof was watertight the first evening.
Marisol T. · Carrollwood
★★★★★
Our tile roof was leaking and two other outfits quoted a tear-off. These folks reset the sound tile over fresh underlayment for roughly a third of that, and showed us why.
Dwight R. · Westchase
★★★★★
After the storm they dried us in under permit instead of selling a tarp, and had the inspection handled within two business days. Everyone else quoted three weeks of blue plastic.
Priya N. · Wesley Chapel
★★★★★
Told us our roof had about eight years left and fixed three flashing details instead. Sent the whole photo file anyway. Hard to argue with a company that talks itself out of work.
Curtis A. · Citrus Park

Tampa Roof Co replaces and repairs roofs across Tampa, Florida, working in laminated asphalt shingle, in concrete and clay tile, in standing seam and five-vee crimp metal, and in SBS modified bitumen or TPO membrane on low-slope decks. We handle leak repair, storm damage, sheathing replacement, ventilation, gutters, fascia and soffit, skylights and commercial reroofs. Every job starts with a walked roof and a measured scope.

What separates a good Tampa reroof from a bad one is rarely the covering. Florida calls reroofing with no structural alteration a single-trade inspection, and it lets the owner decide who performs that inspection rather than leaving it to a queue. That decision sets how many hours your deck sits open under an afternoon storm line. We agree it with you in writing, at contract, before anything comes off the roof.

The city runs its own permit and inspection desk through the Construction Services Division, and Hillsborough County runs a separate one for everything outside the city limits. We work both, plus Pasco. Roof inspections, emergency dry-in, insurance documentation, chimney flashing, coatings and commercial low-slope work are all priced line by line, so you can see what you are buying and what you are not.

About Tampa Roof Co in Tampa, FL

Tampa Roof Co is a roofing company built around a single observation about this city: the covering is rarely what goes wrong, and the schedule is rarely what anyone quotes. We replace and repair steep and low-slope roofs across Tampa and out through north Hillsborough and central Pasco, in shingle, tile, metal and membrane, residential and commercial.

The way we work follows from that. Scope in writing before anything starts, unit rates for the things nobody can count in advance, tear-off in bays sized to one day of dry-in, and the inspection route settled at contract rather than discovered at the end. It is a slower way to sell a roof and a faster way to finish one.

When not to hire us: if your covering has real service life left and you have three failed details, hire us for a repair or hire somebody else, but do not buy a roof. If your damage sits below your deductible, do not file. And if you want a same-day signature from someone who knocked on your door after a storm, we are the wrong company, because we will not ask for one.

Commercial roofing services in Tampa, FL

Commercial Roofing Across Tampa, North Hillsborough & Central Pasco

We roof and maintain retail strips, medical and professional offices, light industrial buildings and multi-tenant properties from the city core out to Wesley Chapel. Low-slope work is bid in bays sized to a single day of tear-off and dry-in, with the inspection sequenced against the bays rather than the whole roof, so an occupied building keeps trading. Night and weekend labor is priced in from the start.

  • Mechanically attached reinforced TPO over high-density cover board
  • Two-ply SBS modified bitumen where foot traffic and hot equipment demand it
  • Tapered polyisocyanurate and crickets designed before membrane is ordered
  • Fastened, continuously cleated perimeter edge metal to the applicable standard
  • Phased tear-off in bays, each one dried in before the crew leaves site
  • Private provider inspections arranged in advance under Florida statute 553.791
  • Twice-yearly maintenance visits with a photographed condition record
  • Drain, scupper and penetration service before saturation becomes a capital job

Frequently Asked Questions

Does Florida actually license roofing contractors?

Yes. Chapter 489 puts roofing under the Construction Industry Licensing Board, and a roofing contractor is either state certified or registered. The statute also says a general, building or residential contractor has to subcontract roofing work unless they personally hold the roofing category. Ask for the license number and look it up. It takes a minute and it is the single most useful check you can run.

What is a private provider and why does it keep coming up?

Florida statute 553.791 lets a property owner, or their contractor with written authorization, hire a licensed engineer, architect or certified building code administrator to perform the required building inspections instead of the local building official. Reroofing with no structural alteration is specifically named in the statute as a single-trade inspection. In practice it means your job is not waiting on somebody else's backlog.

Is it more expensive to use a private provider?

You pay the provider, but the statute requires the jurisdiction to reduce the permit fee by what it saves, and it bars the jurisdiction from charging building inspection fees at all beyond an actual-cost administrative charge. On a house the two roughly offset and you are buying schedule. On a commercial building the fee reduction is large enough to matter on its own.

How long will my roof be open?

Hours, not days, on any bay we start. We size each section to what the crew can strip, deck and dry in before they leave, and we do not begin a section we cannot finish. On a typical Tampa house the whole roof is watertight under self-adhered membrane at the end of day one, with the covering going on after that.

My house is from the 1920s. Should I expect sheathing problems?

Expect the possibility and price it. About five of every six pre-1940 housing units in Hillsborough County sit inside the city limits, and nobody can tell you what is under a covering that old until it comes off. We handle it with a per-sheet rate agreed before we start, so the discovery costs a figure you signed off on rather than a day-two negotiation.

Do you work outside the City of Tampa?

Yes, throughout north Hillsborough and central Pasco, from Town 'n' Country and Carrollwood out through Wesley Chapel and Dade City. Permit rules and inspection desks change at the city line, so we tell you which jurisdiction your address falls in before we quote. It changes the paperwork and sometimes the schedule, but it does not change the work.
